Works completed: Appointed to provide pre-development technical due diligence for the conversion of an existing office building in Birmingham’s Jewellery Quarter into 58 residential apartments with two commercial units at ground floor. Our role was to assess development viability, identify technical, legal and commercial risks, and provide strategic recommendations to support the client’s acquisition and development decisions.

Services included reviewing the existing building information and project documentation, the planning strategy for delivering the conversion under Permitted Development Rights, the cost estimate and development appraisal, and the procurement and programme options.

Our report gave the client a clear view of the key risks and the additional allowances needed in their appraisal before committing to the acquisition, supporting a robust budget and procurement route. The development has since been successfully completed, with the residential units attracting strong market interest.
